Our Full Management Service includes:

All tenants found are working professionals who have been thoroughly “vetted” before they take up the tenancy. The following references are taken up as standard:
- Current / New Employment
- Bank
- Previous Landlords (if applicable)
If necessary we would also seek character references and guarantors.
Tenancy’s generally run for six months on a Assured Shorthold Agreement, although some tenants may wish to sign up for longer. A notice period of one month (from the tenant) is required at the expiry of the agreement. Please note that the Landlord notice period is two months.
A lease is drawn up with a full and thorough inventory taken of the property, paying particular attention to any contents and general condition. At the end of the term the property is checked-out by Falcon Property Services before any deposit is returned. Signed copies of the lease and inventory are given to both the landlord and tenant, with one copy being retained in the office for information and future reference.
Our management fee is 10% along with a £250 set up fee but we do also offer an “Introductory Scheme”, whereby we find the tenant and deduct 60% of the first months rent – thereafter all rent and responsibility for the remainder of the tenancy is taken over by you the landlord.
Due to new laws for tenants deposits, we have joined the Tenancy Deposits Solutions Scheme which has been set up to protect the deposits held by landlords.
Whilst managing the property, landlord statements are sent out at the end of each month and inspections are carried out on an annual basis, with a copy of the report being sent to both you and the tenant.
We advertise in a box weekly in the Gloucestershire Media, but also have additional lineage on a weekly basis, where we can promote new properties for maximum exposure. We also are in constant contact with all the main employers in the area and liase with the relevant personnel departments at GCHQ and many other major employers
